Pet Waste Station Installation & Maintenance
A station in the wrong place is decoration. An empty one is worse than none. We site them and keep them stocked.
Per station, per visitStations placed where residents actually walk, restocked before they run out, and common areas scoured on a schedule you can put in a board report. One vendor, one invoice.
Pet waste is the complaint that generates the most emails and the least action at almost every multi-family property in Marion and Johnson County. Residents will not report a station that has been empty for two weeks — they will simply stop using it, and then the problem is in the grass instead of the trash can.
We handle the whole loop: siting the stations, installing them, restocking bags before they run out, emptying the receptacles, checking the hardware, and scouring the common turf on a set schedule. Nothing about it should require a property manager to chase anyone.
Service runs weekly, twice weekly or on a custom rotation depending on unit count and how heavily the grounds get used. Pricing is per station and per visit, so a board can read it and approve it without a negotiation.
Entrances, mailbox clusters, relief areas, the shortcut everyone takes between buildings, and the stretch of grass that already has a problem. That walk sets the station count and placement — not a per-unit ratio off a spreadsheet. No charge and no obligation.
Scope, frequency, cost per station per visit, and an annual figure with a monthly breakdown. Written to be read and voted on rather than negotiated. Adding or removing a station adjusts the number transparently.
Stations restocked before they run empty, receptacles emptied, hardware checked, common turf scoured. You get a visit-level service record for board packets and owner reporting, and one consolidated invoice.

It is priced on the number of waste stations and how often we visit, plus any common-area scouring. A small townhome HOA with three stations serviced weekly is a very different number from a 300-unit community, so we quote from a site plan rather than a rate card.
Either. We can supply and install stations as part of the service agreement, or maintain stations the property already owns. If you already have them, we will tell you honestly whether they are sited in the right places.
Yes. We provide a service record showing visit dates, stations restocked and any hardware issues found. Property managers use it in board packets and owner meetings, and it is included at no extra cost.
Our residential routes are Southside-focused, but commercial contracts are worth a longer drive. Send the address and we will tell you right away whether we can cover it properly.
A common working ratio is one pet waste station per 30 to 50 units, or one every 300 to 400 feet along a walking route, with additional stations at entrances and designated relief areas. Placement matters more than ratio — a station residents have to backtrack to will not get used.
Tell us about the property and we will set up a free site walk. Proposals are written to be read and approved by a board.
