Commercial Pet Waste Removal
Stations where residents actually walk, restocked before they run out, and common areas scoured on a schedule.
Per station, per visitPet-friendly is a leasing advantage right up to the moment a prospect walks the tour path. We keep the grounds, the stations and the dog park in a condition that closes rather than costs.
Pet-friendly communities on the Southside compete hard for the same renters, and a lot of that competition is settled in the four hundred feet between the leasing office and the model unit. That stretch has to be spotless, every day, in every season.
It also shows up in reviews. "Nobody picks up after their dogs" is one of the most common complaints in apartment review sites, and it is one of the few that a property can genuinely fix with a vendor rather than a policy.
We service the tour path and amenity areas at a higher frequency than the back of the property, keep the stations stocked, and maintain the on-site dog park if there is one. Frequency is set by unit count and pet-policy uptake, not by a standard package.
Entrances, mailbox clusters, relief areas, the shortcut everyone takes between buildings, and the stretch of grass that already has a problem. That walk sets the station count and placement — not a per-unit ratio off a spreadsheet. No charge and no obligation.
Scope, frequency, cost per station per visit, and an annual figure with a monthly breakdown. Written to be read and voted on rather than negotiated. Adding or removing a station adjusts the number transparently.
Stations restocked before they run empty, receptacles emptied, hardware checked, common turf scoured. You get a visit-level service record for board packets and owner reporting, and one consolidated invoice.

Per station, per visit
A station in the wrong place is decoration. An empty one is worse than none. We site them and keep them stocked.
Per station, per visit
More waste per square foot than anywhere else we service, and the one place what gets missed spreads between animals.

Most communities run weekly grounds service with the tour path and amenity areas covered two or three times a week. Properties with a busy on-site dog park often need that area serviced daily in summer.
Yes — scouring the turf, servicing the stations inside the fence, and flagging gate or fence issues before a resident finds them. It is quoted separately so ownership can see the cost of the amenity clearly.
Yes. We handle private patio yards on turnover as a per-unit cleanup, which is normally the fastest way to get a ground-floor unit photograph-ready.
A common working ratio is one pet waste station per 30 to 50 units, or one every 300 to 400 feet along a walking route, with additional stations at entrances and designated relief areas. Placement matters more than ratio — a station residents have to backtrack to will not get used.
Tell us about the property and we will set up a free site walk. Proposals are written to be read and approved by a board.
